We operate as a licensed mortgage brokerage in Canada. The details below reflect our current provincial registrations.
Mortgage brokerage in Canada is a provincially regulated activity. To take a borrower file, the brokerage itself must hold a licence with the applicable provincial regulator, and the individual broker handling the file must be individually licensed in that province. We are currently licensed in two provinces:
- British Columbia — British Columbia Financial Services Authority (BCFSA). Brokerage licence X301089.
- Alberta — Real Estate Council of Alberta (RECA). Verify the brokerage-level licence number directly in the RECA ProCheck public registry.
Per individual broker, the BCFSA and RECA directories each show the broker's name, current licence status, and any restrictions. Our broker directory links to the public record for each named broker.
Insurance.As required by both BCFSA and RECA, we carry Errors & Omissions (E&O) insurance covering our brokerage and our individual brokers. Trust-account protections apply to client funds in our custody. Specific carrier details and policy limits are available on request.
Provincial scope (currently): Pragmatic Mortgage Lending is licensed in British Columbia and Alberta. Mortgage brokerage services are not currently offered in Ontario, Quebec, or Atlantic Canada. If you are a borrower outside BC or AB, contact us and we can refer you to a provincially-licensed broker in your jurisdiction.

What is a brokerage licence vs an individual broker licence?
The brokerage licence authorises the firm to operate in the province. Each individual broker working on a file must also hold their own current licence in that province. Both layers of licence appear in the regulator's directory.
