Pragmatic Mortgage Lending is compensated by lenders for arranging mortgages. Compensation varies by lender, product, and term. We disclose any material conflicts and always prioritize borrower suitability.
Rates displayed on our site are representative and subject to change. Final approval depends on lender underwriting, property details, and complete documentation.
How we present rates
Rate cards and rate-explorer results are filtered based on the borrower scenario inputs and the lender's published policy rules. We follow the federal FCAC guidance on presenting mortgage rates (see FCAC — Choosing a mortgage) so that:
- Insured, insurable, and conventional buckets are shown separately to avoid misleading comparisons.
- The posted rate is the rate the lender offered, not a teaser rate that requires a different product.
- Special conditions (portability, prepayment privileges, payout charges) are shown alongside the rate.
- Where applicable, we disclose APR-equivalent over the full term to make the cost-of-credit transparent.
Compensation & incentives
Pragmatic Mortgage Lending is compensated by lenders for arranging mortgages, not by borrowers for standard prime residential files. Compensation varies by lender, product, and term, and is disclosed in the rate card when material to the borrower's decision.
- Compensation is paid by the lender only when a mortgage funds — not at application time.
- Promotions such as cashback, lender fee waivers, or rate buydowns are disclosed on the relevant rate card.
- We do not charge an upfront broker fee for standard prime residential files.
- For private, alternative-lender, or complex files, any borrower-paid fee is disclosed in writing before commitment.

Conflicts of interest
Pragmatic Mortgage Lending is an independent brokerage — we are not owned by, affiliated with, or exclusive to any single lender. We work with a panel of A, B, and alternative lenders. The lender panel is reviewed periodically to keep coverage aligned with borrower needs, not to favour any particular counterparty.
Specific conflicts (for example, lender-paid bonuses tied to a particular product or term) are disclosed at the rate-card level. If you would like to know the lender-by-lender compensation we would receive on your specific scenario, ask your broker.
Confidentiality and information barriers
Borrower files are treated as confidential. Information is shared with lenders, insurers, and service providers only on a need-to-know basis to evaluate and fund the application. We do not sell borrower information. See our privacy policy for the full data-handling rules.
