This Privacy Policy explains how Pragmatic Mortgage (the brand used by Paragon Pragmatic Lending) collects, uses, discloses, and protects personal information when you use our website, borrower portal/dashboard, and mobile applications (together, the "Services"). We provide mortgage brokerage services in British Columbia and Alberta. We may expand to other provinces, including Ontario, but we only provide regulated mortgage brokerage services where we are properly licensed.

What this policy covers
This policy applies to personal information we handle when you:
- Visit our marketing website, calculators, guides, and public pages.
- Use the borrower dashboard/portal, chat, and document upload features.
- Use our mobile applications.
- Contact us or request renewal reminders.
- Share a secure upload link with someone you authorize (for example, a realtor or accountant).
This policy does not apply to third-party websites or services that you access through links, including lender, insurer, credit bureau, or scheduling sites. Their privacy policies apply.
Information we collect
Information you provide
- Contact details such as your name, email, phone, province, and message topic.
- Mortgage application information, including identity, contact, property, employment, income, assets, liabilities, and housing details.
- Documents you upload (for example: pay stubs, bank statements, government ID, notices of assessment, purchase agreements, or other supporting documents). We store PDF files only.
- Consents and signatures, including marketing consent, renewal reminders, credit authorization, CRA authorization, and privacy acknowledgements.
- Messages you send through chat, forms, email, or phone.
Information collected automatically
- IP address, browser/app type, device identifiers, and operating system.
- Security and access logs, error reports, and performance diagnostics.
- Usage data such as pages visited, actions taken, and feature interactions.
- Cookies or local storage needed for authentication, security, and preferences.
Information from third parties
- Lenders and mortgage insurers (application status, conditions, approvals, funding details).
- Credit bureaus, when you authorize a credit check.
- Optional intake platforms you connect (for example, Finmo).
- People you authorize to share information (realtors, lawyers/notaries, accountants).
How we use personal information
- Create and manage your account and provide dashboard and mobile app access.
- Assess mortgage options, submit applications, and coordinate lender conditions.
- Communicate with you about your application, documents, and requests.
- Send renewal reminders and marketing messages only with consent or as permitted by law.
- Protect the Services, prevent fraud, and monitor for security issues.
- Meet legal and regulatory obligations (including FSRA, FINTRAC, and CASL).
- Improve our Services, tools, and user experience.
Consent and your choices
- You can unsubscribe from marketing emails at any time using the link in the message.
- You may withdraw consent for certain uses of your information by contacting us. Withdrawing consent may limit our ability to provide the Services.
- You can control cookies through your browser settings. Disabling some cookies may affect functionality.
When we share personal information
We may share personal information with:
- Lenders, insurers, and other mortgage participants involved in underwriting, approval, funding, or servicing.
- Service providers that help us operate the Services (for example: hosting, database, storage, email, monitoring, analytics, mapping, and AI processing).
- People you authorize, such as your realtor, lawyer/notary, or accountant.
- Regulators, law enforcement, or other parties when required or permitted by law.
- Advisors or acquirers in connection with a merger, acquisition, or asset sale.
We do not sell personal information.
Service providers and subprocessors
We use vetted vendors to operate the Services. Examples include Supabase (database/auth/storage), Cloudflare (security and delivery), AWS S3-compatible storage, email providers (SMTP, Postmark, Resend, Mailgun, or AWS SES), Sentry (error monitoring), mapping providers (MapLibre/Carto or Google Maps), and AI providers (OpenAI) for AI-assisted chat. We maintain a current vendor inventory in docs/compliance/vendors.csv.
Cross-border processing
We keep core mortgage application data in Canada where feasible, but some service providers may process information outside Canada (for example, Cloudflare, Sentry, email delivery, analytics, or AI services). When data is processed outside Canada, it is subject to the laws of those jurisdictions. We use contractual and technical safeguards to protect personal information.
Cookies and analytics
We use cookies and similar technologies to keep you signed in, protect the Services, and remember preferences. We may enable analytics (such as Google Analytics 4) to understand how the public website is used and improve our content. You can manage cookies in your browser settings.
AI-assisted features
Some parts of the Services include AI-assisted chat. If you use AI chat, your messages may be processed by a third-party AI provider to generate responses. Do not enter extremely sensitive details into AI chat (for example, full SINs, full bank account numbers, or full credit card numbers). AI responses can be inaccurate and are not professional advice.
Security safeguards
- Role-based access controls and least-privilege permissions.
- Encryption in transit (TLS) and encryption at rest where feasible.
- Row-level security on data tables and storage buckets.
- Rate limiting, monitoring, and structured audit logging.
- Document uploads are stored as PDF files and subject to size limits.
Retention
We retain personal information only as long as needed for the purposes described above and to meet legal obligations. Our baseline retention rules include seven years from deal start for mortgage files, at least five years for AML records, and marketing/renewal records until you unsubscribe plus a limited audit window. Your rights and requests
- Access and portability: request a copy of your information.
- Correction: update inaccurate information in the portal or by contacting us.
- Withdrawal of consent: subject to legal or contractual restrictions.
- Complaints: contact our Privacy Officer if you have concerns.
Borrowers with an active account can sign in to access their data. If you do not have an account, contact us and we will verify your identity before responding.
